Student housing projects face hard deadlines. When UVa students arrive in Charlottesville for the
start of school in August, their apartments must be ready. Before construction even began, Carrollton Terrace Apartments were over-budget
and behind schedule. Martin Horn suggested value
engineering changes to control costs, but could
not alter the late start date. An outstanding
project team was assembled, and they ultimately
delivered the project slightly ahead of schedule
and under budget. The contract stipulated that
Martin Horn and the owner split 50/50 any savings
realized during construction, so everyone benefited.
