York Place

York Place is a 40,000 SF renovation and two-story addition to the old Roses building on the Downtown Mall. As the selected General Contractor, Martin Horn worked closely with the owner to prepare a preliminary budget, value engineer the cost, and build the project under a cost plus a fixed fee with GMP contract. Work consisted of tearing off the original roof, adding steel in the roof structure, pouring a slab, and then constructing two stories of apartments above the original building. Martin Horn did the fit-out for the 20 two-story, two-bedroom apartments. On the first floor, Martin Horn gutted the structure, then reconfigured the space into several retail and restaurant spaces. We were subsequently hired to do several of these tenant fit-outs. Jack Horn, Jr. was project manager for this project.
